Located 90 minutes from Reno in Lovelock, Nevada RIver Meadows is an all age two star mobile home community with huge fenced lots and opportunity for seller financing. River Meadows is on city water without any submetering program in place. Electric and gas is direct-builled NV Energy and local gas company. Property is on septic tanks with no opportunity for city sewer in the immediate area. Lot rents are $235 per month and rental units appear to be in decent condition and near presentable for sale. 33 miles along this river and through the national park.
I visited it in winter so I can't say what is a service quality. But it seems to have everything one can need to relax on the beach or enjoy water sports. There is a bicycle path around the whole lake and marked hiking trail. Although the lake is intensively commercially used you can find there a beautiful nature and even a natural reservation. Watching them flying over the lake was a breathtaking spectacle.

I lived in it for a number of years in Rebdorf, near Eichstatt, where a monastery was founded in the early Middle Ages and is now a Middle School.

Altmuhl River Valley, Bavaria
There are caves in cliffs rising over the valley where people have lived since Neanderthal times. The last time I was there was four years ago. It is very beautiful to drive around and filled with very friendly B&B's and small hotels. Altmuehlsee is according to me the most beautiful lake in the area.
I stopped at a campervan stop beside Altmuhlsee Lake and it had all the facilities required ie food outlets, toilets showers and shops. The lake itself is a resort for boating, kite boarding etc with boating trips around it. There are also a number of small beaches, and the lake seems safe for swimming etc. The town of Gunzenhausen is nearby and it has numerous shops, cafe's, bars and a semi permanent fun fair.
